Our emerging proposals
Our emerging proposals are for 25 new homes, private and communal gardens, secure storage for 38 bicycles and seven car parking spaces.
About the site
The site is located in Northolt, in the northwest of the London Borough of Ealing. It covers approximately 0.09 hectares and comprises the existing detached residential building at 191 Church Road and an adjoining area of open land.
A bus stop opposite the site provides services towards Northolt town centre and Harrow Weald. Northolt Underground station is approximately 1.3 kilometres from the site and provides services on the Central line.
The site and its surroundings

The surrounding area has a varied character, including two-storey houses, four-storey apartment buildings and prominent commercial buildings.
The emerging scheme
Our proposals
The proposals are for 25 high-quality new apartments, landscaped amenity spaces, seven car parking spaces and secure parking for 38 bicycles.
The design responds to the varied character of the surrounding area. It combines pitched and flat roofs with carefully positioned private balconies, helping to protect residents’ privacy and connect the homes with their internal and external amenity spaces.
The architecture draws inspiration from nearby buildings, including 270–272 Church Road and Sarah Court, as well as the distinctive curve of Church Road as it approaches the Target Roundabout. Together, these features will help the development sit comfortably within its surroundings.

Landscape strategy
Communal garden
Approximately 150m² of communal amenity space is proposed beside a covered entrance walkway from Lilliput Avenue.
As the proposals develop, this space will include opportunities for play, sheltered seating and attractive planting. The planting will also frame the entrance route, creating a welcoming approach to the new homes.
Private gardens
Two ground-floor apartments will have private gardens facing Church Road, providing residents with their own accessible outdoor space.

Getting around the site
Access and parking
Pedestrian access
Pedestrian access will be provided from Lilliput Avenue through a clearly marked, covered entrance. Landscaping to the south will help create an attractive and welcoming approach.
Building entrances
The principal building entrances will be clearly visible and easy for residents and visitors to identify. The approaches will comply with the relevant accessibility and building regulations.
Refuse and recycling
A dedicated bin store will be provided. Its capacity will be determined in accordance with Ealing Council’s waste management guidance for architects and developers.
Car parking
Seven car parking spaces are proposed, in accordance with the maximum parking standards established by the London Plan.
Cycle parking
Secure storage for 38 bicycles will be accessible from the car parking area.

A mix of homes
Affordable housing
As part of the planning application, the applicant will submit a detailed viability assessment. This will help determine the level of affordable housing the development can viably provide.
